3. Interest rate = prime + 0% to 4.75% depending on overall business / personal credit
4. Your credit score must be 680+
5. One year of business tax return and/or 3 months of bank statement
6. Decision in 1 week & closing in 3 weeks

Maximum loan amount = $2,000,000
Up to 95% gift OK for investment property (gifts can be from company but MUST show
ownership
First-time home buyer OK
HELOC for primary residence as well as investment property (no tax return required)
Bridge Loan (no bank point) & 2nd Mortgage
Bridge Loan = no bank point
Qualifications:
1. Minimum credit score = 620+
2. Loan To Value = 75% (can use another property to get up to 95% LTV)
3. Term = 12 months
4. Interest rate = 10.75%+
5. Bank point = none
6. Loan size = $150K to $15million
7. Experience = not required (this mean that this can your first real estate investment)
8. Property type = 1 – 8 family & mixed-used
9. Closing time = 5 – 12 days
2nd Mortgage - without having to refinance your 1st mortgage
Qualifications:
1. Loan To Value = 60% for residential and 50% - 55% for commercial
2. Term = 6 - 12 months
3. Interest rate = 15% to 16% with 2 to 4 points at closing
4. Loan size = $300K+
5. Closing in 5 – 7 business days
6. 1st lien lender / mortgage must be conventional
7. NY & NJ only
Investment Property - no min FICO or debt service program
Qualifications:
1. 50% LTV for loan amounts 75K to $5MM
2. Terms: 3 years or 30 years fixed over 30 years amortization
3. Interest rate: 8.5% to 11.75% (rate buy down available)
4. Property must be current & rentable, not in default (late mortgage payment history OK)
5. No client attorney representation needed for closing (a saving of $2000+)
6. 1-4 unit: no income on subject property needed to qualify
7. Commercial property (5+ units, mixed-use, office, retail, warehouse etc.) – debt service
coverage ONLY required when loan amount is $500K+
8. Bankruptcy or foreclosure history acceptable (MUST be settled before applying)
